Do I need an inspection?
It’s not just the obvious problems that you have to look out for, it’s what may be coming. All materials used in construction have different advantages and disadvantages. Subsequently, they have different shelf lives and expectancies. In some instances, it may be the combination of various components or how they are used that represents a problem.
One of the first things I often tell my clients is that perfect houses don’t exist. So although a pre-purchase inspection is not required, it is in your best interest to have one done.
Do I have to be at the inspection?
No, but it is strongly recommended. I will guide you through the inspection, give you maintenance tips, show you things to keep your eye on and, most importantly, be there to answer all your questions.
How long does an inspection take?
There is no firm answer to this question because every house is different. It could take two hours and it could take four. I try to leave a significant window between my inspections so that I am never pressed for time and can address all of the questions and concerns you may have.
There have also been times when, after 10 minutes, a significant major problem has been detected, the inspection has been stopped, and the purchase to purchase is cancelled. In this case, I will generally charge a significantly reduced rate and provide a brief written summary of the issues found.
When do I get the report?
The next day. Some inspectors will give you a checklist report the same day; I like to take the time to produce a specific narrative report for each home. No two houses are identical and neither are our reports.
